A very important step in purchasing a home is having a home inspection.

When making an offer on a home, usually a home inspection contingency is stipulated in order to protect the buyer from purchasing a home with defects that can not be recuperated.

When hiring a home inspector there are a few things that need to be taken in consideration. An effective inspection must include but not be limited to information on:

  • The structure of the home
  • The exterior including doors and windows, siding, driveways, sidewalks, decks, porches, balconies etc.
  • Roofing
  • Plumbing
  • Electrical
  • Air Conditioning and Heating
  • Interiors which include: walls, ceilings, floors, railings, steps, stairways, cabinets, countertops, garage door and garage doors systems
  • Fireplaces
  • Ventilation system
  • Insulation system

Here are a few things you might want to learn about your home inspector before hiring him/her.

  1. Find out if their inspection meets state requirements and standards of practice and code of ethics. Please check these codes on  or

  2. Find out if they belong to a home inspector association and they have a membership ID.

  3. Do they perform mostly residential inspections?

  4. Do they also perform repairs? This could constitute a conflict of interest.

  5. How long will it take to inspect the home. A home inspection should be no less than 2 hours for it to be thorough. How long will it take to receive a report? Ask for a sample report.

  6. The price of the home inspection should be between $275-$350 for a 1000-3000 square feet single family home.

  7. Ask if you can attend the inspection. It is in your best interest.
